Carter Fielding’s building surveyors have built up a wide range of knowledge, skills and experience in order to provide sound building surveying advice to their clients. These include an awareness of professional, technical, legal and management issues in order to establish the most appropriate course of action.

In addition to Building Surveys, Party Wall and Dilapidations advice we can assist clients with maintenance repair, alteration and extension works to a wide variety of buildings.

Carter Fielding act for individual owners, block management companies and managing agents to prepare maintenance schedules giving details of work required, costs and timing.

Specifications for work such as roof renewal, concrete repair, window and curtain walling renewal and general decoration are prepared, quotations obtained and the work inspected as it proceeds.

The work is usually monitored on a weekly basis to identify possible delays, cost variances and to ensure that the workmanship reaches the required standard. Monthly valuations undertaken in conjunction with the contractor and certificates of payment issued.

We also arrange for post-dilapidation repairs and improvements to the interior of buildings to help attract new tenants. This can include new false ceilings, air conditioning and reconfiguration of lighting as well as general redecoration and refurbishment.

Planned Maintenance Schedules can be prepared to identify defects and areas of maintenance that will be required over a period of time, for example 5 or 10 years. This helps clients to reduce the amount of reactive maintenance and enables maintenance budgets to be planned in advance. Planned maintenance has the advantage that it can be scheduled around the operation of the occupants of the property and thus minimise disruption.
